Submitting floor plans

Regulation 6 of The Fire Safety (England) Regulations 2022 makes it a legal requirement for responsible persons of high-rise residential buildings in England to draw up and share electronically up-to-date floor plans identifying the location of key fire-fighting equipment with their local fire and rescue services. 

What are the Fire Safety (England) Regulations?

The Fire Safety (England) Regulations came into place in January 2023, following the Grenfell Tower Enquiry, and place increased Fire Safety requirements upon Responsible Persons.

Three of the Regulations require the Responsible Persons of taller residential buildings to provide fire services with:

  1. Plans of their building which contain specific Fire Safety information
  2. Details of the design of the external wall system of their buildings
  3. Details of any faults to essential Fire Fighting equipment within their building which will not be resolved in 24hrs (e.g. a dry riser)

Fire Safety (England) Regulations require that you must prepare a plan for each floor of a high-rise residential building.

Plans must, together, identify the location of all lifts (identifying any designed for use by firefighters or for evacuation) and key fire-fighting equipment in the building including rising mains, smoke control systems and fire suppression systems.

The Fire Industry Association, in conjunction with the National Fire Chiefs Council has produced a guidance document which outlines how plans should be presented to the Fire & Rescue Service.

You must place a hard copy of the floor plans and the building plan in the secure information box. In addition, you must provide the local fire and rescue service with a copy of these plans by electronic means.
